Properties which are managed by Everbest Properties are all kept to a high standard, with minimum two inspections per tenancy, including a full in depth check out inspection with inventory update. Also, a property might be inspected more thank two minimum inspections if we receive any reports that it is not being looked after correctly, including anti-social behaviour or any concern arise. We will inspect any property when required with 24 hours' notice given. During these inspections, staff will report and action any areas which potentially would benefit from updating, refurbishment or upgrade an provide a direct report to the landlord. Using this proactive approach informs landlords of improvement arrears before any issues arise, minimising inconvenience for tenants and landlords alike. If tenants are unfortunate enough to have any maintenance issues throughout tenancy, they can directly contact us via the WhatsApp group we created for each property of each tenancy, our team members are all in the group, so EB can pick up any emergency maintenance matters 24/7 which it will also be dealt immediately. For any non-emergency matters, EB will respond to tenant withing 1-2 working days.

Upon move in of any of our properties, tenants are provided with all the information, which includes all compliance certification, their contractual documentation, EICR, CP12, EPC and How to Rent Guide. We would also provide advice on:

  • What to do with any waste, how to find out bin collection days for the area
  • How to report repairs, 24-hour notice must be given to tenants for any non-emergency repairs
  • Numbers to call in emergencies i.e., Fire, Leak, No heating and no hot water

What to do if they experience any issues of anti-social behaviour - Tenants should inform ourselves and we will help deal with any issues through anti-social behaviour teams and University or police involvement for serious cases.

Tenants are also informed how to upkeep fire detection safety devices and differentiate; in their AST contract it states they are responsible for changing the batteries when applicable. Everbest Properties also ensures as per compliance that all smoke alarms/ detection alarms are checked on an annual basis by an electrical contractor.
